How Much Does a Flooring Inspection Cost?
Last Updated: July 2026 · By Efi Eylor, NWFA Certified Inspector
The cost of a professional flooring inspection varies based on the type of flooring, the complexity of the issue, travel distance, and the level of reporting required. My Floor Inspection offers three clearly defined service tiers.
Inspection Pricing
Standard Flooring Inspection — Starting at $550
Best for: Vinyl, LVP, SPC, laminate, carpet, and general residential concerns
Includes: On-site inspection, visual and technical assessment, basic moisture evaluation, photo documentation, written inspection summary
Advanced Flooring & Tile Inspection — Starting at $650
Best for: Tile, stone, concrete, complex moisture concerns, and commercial evaluations
Includes: Advanced diagnostics, substrate evaluation, moisture testing, installation analysis, detailed written report
NWFA Forensic Hardwood Inspection — Starting at $750
Best for: Hardwood and engineered wood failures, insurance claims, legal disputes
Includes: NWFA-standards-based evaluation, comprehensive moisture analysis, forensic report, claim and dispute support documentation
What Affects the Final Cost
- ›Travel distance: Properties in outlying areas (Riverside, San Bernardino, San Diego, Santa Barbara) may incur travel supplements
- ›Square footage: Larger or multi-room affected areas may require additional inspection time
- ›Additional testing: Calcium chloride, in-situ RH probe testing, or destructive investigation may add to base pricing
- ›Expert witness scope: Legal engagements including deposition or trial testimony are quoted separately
- ›Report complexity: Legal-grade forensic reports with full standards citations require additional documentation time
Is the Inspection Cost Worth It?
- ›Identifies the true cause of the failure (not just symptoms)
- ›Provides documentation that supports warranty claims, insurance claims, and contractor disputes
- ›Can prevent expensive unnecessary repairs by identifying what actually needs replacement vs. repair
- ›Provides legal-grade documentation if the matter proceeds to dispute

A general home inspector provides a broad assessment of the home's systems and components. A certified flooring inspector specializes exclusively in flooring systems — with deep technical knowledge of flooring materials, installation standards, moisture science, and failure analysis that a general inspector cannot provide.
